Location potential

Kukljica, a charming tourist and fishing village nestled at the southernmost tip of the island of Ugljan, offers a picturesque setting for the Nautic Tourism Port Forča – Rasovica project. This idyllic village, connected to the neighboring island of Pašman, is known for its diverse tourist offerings, stunning landscapes characterized by lush pine trees, sandy beaches along the crystal-clear sea, a well-equipped harbor in a sheltered natural bay, and a wide range of accommodation options, including private apartments, rooms, and the tourist resort “Zelena Punta.” Kukljica is often referred to as “the gateway to Telašćica Nature Park and Kornati National Park,” making it an attractive base for exploring these natural wonders.

For generations, Kukljica has had a deep connection to the sea, maritime activities, and fishing. It is a less frequented destination that appeals to tourists of all ages, excursionists, and families with children. The old lake in the area showcases ancient examples of traditional construction methods, and it is separated from the tourist village of “Zelena Punta” by a spacious natural area with a sheltered meadow and numerous fishing and excursion docks, yachts, and dining boats. The coastline is a true delight for every guest, offering leisurely walks to attractive sandy beaches shaded by towering pine trees. Notable beaches along the coast include Sabuša, Kostanj, and Jelenica.

Project description

The Nautic Tourism Port Forča – Rasovica project is envisioned to enhance Kukljica’s status as a hub for nautical tourism. The spatial plan of the Općina Kukljica anticipates the construction of a nautical tourism port with more than 200 berths at the location Pod Forča – Rasovica.

The spatial plan defines several key aspects related to the construction and development of the nautical tourism port, including:

  • Maritime protection engineering
  • Commercial buildings
  • Shops, services, radio facilities, and more
  • Hosting activities
  • Sports and recreation markets
  • Infrastructure facilities
  • Shepherd’s huts
  • Protective and decorative greenery

The plan specifies certain guidelines, such as a maximum building height of 7.0 meters and a maximum construction coefficient of 0.3 for the land-based part of the building. Additionally, it designates that the harbor zone should occupy no more than 20% of the total land area.

It’s worth noting that the spatial plan streamlines the development process, as there is no obligation to adopt an urban development plan for this area. However, the exact location of the nautical tourism port will be determined through the Urban Development Plan (UPU), ensuring that it aligns with construction and spatial planning rules.

POTENTIAL LOCATION ANALYSIS

BENEFITS

  • The potential marina is situated in a sheltered bay with shallow waters, making it suitable for construction.
  • Its island location ensures good connectivity to the mainland, with ferry ports in Gaženica and regular ferry and ford services.
  • Proximity to Zadar Airport enhances accessibility.
  • The marina enjoys proximity to the stunning Kornati National Park, a natural gem of the region.

NEGATIVES

  • The potential location is not in immediate proximity to a major tourist destination with services and entertainment.
  • Land-based infrastructure development and the potential need for land consolidation could pose challenges.
  • Potential infrastructure requirements may need to be addressed.

The Nautic Tourism Port Pod Forča – Rasovica project in Kukljica offers a unique opportunity to develop a thriving nautical tourism hub within a beautiful coastal setting. With its strategic location, proximity to natural attractions, and streamlined planning process, this project holds immense potential for investors and developers looking to contribute to the maritime charm of Kukljica and its surrounding islands.

Project realization model

The construction and commercial use of the Forča – Rasovica nautical tourism port, i.e. the maritime property, is granted in concession for a period of 30 years, counting from the day of the conclusion of the concession contract. The concessionaire will be selected based on a public tender announced by the Ministry of the Sea, Transport and Infrastructure. Preparatory activities are being carried out for the purpose of calling for a public call for tenders for the award of a concession on maritime property.
