Project description
The Nautic Tourism Port Forča – Rasovica project is envisioned to enhance Kukljica’s status as a hub for nautical tourism. The spatial plan of the Općina Kukljica anticipates the construction of a nautical tourism port with more than 200 berths at the location Pod Forča – Rasovica.
The spatial plan defines several key aspects related to the construction and development of the nautical tourism port, including:
- Maritime protection engineering
- Commercial buildings
- Shops, services, radio facilities, and more
- Hosting activities
- Sports and recreation markets
- Infrastructure facilities
- Shepherd’s huts
- Protective and decorative greenery
The plan specifies certain guidelines, such as a maximum building height of 7.0 meters and a maximum construction coefficient of 0.3 for the land-based part of the building. Additionally, it designates that the harbor zone should occupy no more than 20% of the total land area.
It’s worth noting that the spatial plan streamlines the development process, as there is no obligation to adopt an urban development plan for this area. However, the exact location of the nautical tourism port will be determined through the Urban Development Plan (UPU), ensuring that it aligns with construction and spatial planning rules.

Project realization model
The construction and commercial use of the Forča – Rasovica nautical tourism port, i.e. the maritime property, is granted in concession for a period of 30 years, counting from the day of the conclusion of the concession contract. The concessionaire will be selected based on a public tender announced by the Ministry of the Sea, Transport and Infrastructure. Preparatory activities are being carried out for the purpose of calling for a public call for tenders for the award of a concession on maritime property.
