Location potential
The Preko municipality, nestled in the heart of Zadar County, presents a unique opportunity for nautical tourism development. While the broader spatial plan of Zadar County envisions multiple nautical tourism resorts, Preko County’s current plan focuses on a single, yet highly promising, nautical tourism resort known as Kobiljak. This strategic choice ensures that the development maintains a sustainable and well-balanced approach, catering to the needs of maritime enthusiasts and preserving the pristine beauty of the region.
Kobiljak’s location is set to become a coveted destination for nautical tourism. It benefits from being situated within the picturesque landscapes and crystal-clear waters of the Adriatic Sea. The surrounding natural beauty, coupled with the planned development, promises an authentic coastal experience for visitors.
The spatial plan of Preko municipality is designed to facilitate the creation of a Nautical Tourism Resort at Kobiljak. It emphasizes the importance of the spatial and functional layout of the nautical tourism port, which will be meticulously determined by the plan for the use of the subdivision. This thoughtful approach ensures that the port’s design aligns with the highest standards, optimizing the visitor experience and providing essential infrastructure and services.
For areas with a higher purpose, such as Kobiljak, the spatial plan outlines the development of nautical tourism harbors with minimal prescribed requirements regarding construction, furnishing, and equipment. This approach aims to create modern and efficient facilities while minimizing the environmental impact and preserving the area’s natural charm.
Preko’s commitment to nautical tourism development is underscored by its focus on sustainability and the careful regulation of construction and layout. Kobiljak’s designation as a nautical tourism resort signals the region’s dedication to offering a premium coastal experience that harmonizes with the stunning surroundings and provides a range of amenities and services for maritime enthusiasts.
Project description
The development of the Kobiljak Nautical Tourism Resort is guided by a comprehensive spatial plan that outlines the necessary steps for construction and regulation. This plan serves as a roadmap for establishing secure mooring facilities, defining the layout and infrastructure of the port, and ensuring sustainable management.
Central to this approach is the plan for the use of the subdivision, which plays a pivotal role in shaping the final design and functionality of the Nautical Tourism Resort at Kobiljak. It takes into account factors such as the number of connections, infrastructure provisions, and equipment requirements, all aimed at creating a world-class facility.
The creation of the resort is seen as a harmonious blend of modernity and natural beauty, with an emphasis on providing visitors with an exceptional maritime experience. While the project envisions a maximum of 100 connections, this carefully considered number ensures that the resort remains intimate and exclusive, enhancing the overall visitor experience.
In summary, Preko County’s focus on developing the Kobiljak Nautical Tourism Resort represents a commitment to responsible tourism and sustainable coastal development. This project promises to offer a premium destination that captivates visitors with its scenic beauty, authentic coastal experiences, and the highest standards of infrastructure and service.
Project realization model
The construction and commercial use of the Kobiljak nautical tourism port, i.e. the maritime property, is granted in concession for a period of 30 years, counting from the day of the conclusion of the concession contract. The concessionaire will be selected based on a public tender announced by the Ministry of the Sea, Transport and Infrastructure. Preparatory activities are being carried out for the purpose of calling for a public call for tenders for the award of a concession on maritime property.
