Location potential
Pag, a captivating coastal city on the picturesque shores of Croatia, serves as the ideal backdrop for the Marina Košljun project in Košljun Bay. This charming city, known for its blend of natural beauty, historical richness, and cultural heritage, provides an enchanting environment for tourists and maritime aficionados alike.
Košljun Bay, nestled within the heart of Pag, has been earmarked for the development of a nautical tourism port according to the comprehensive spatial plan of the Town of Pag. This designated area, referred to as L3 within the sub-region of Košljun settlement, holds immense promise for the realization of a thriving marina project.
Project description
The Marina Košljun project envisions the establishment of a state-of-the-art nautical tourism port within the serene confines of Košljun Bay. The spatial plan meticulously laid out by the Town of Pag outlines the development possibilities for this marina, while the urban development plan for the settlement of Košljun complements this vision by providing essential location options.
This project represents a significant opportunity, with plans in place to accommodate up to 400 berths in its sea capacity. The fine details of berth scheduling and design will be intricately woven into the port project, ensuring that every square meter of the coastal area is optimally utilized.
It is crucial to highlight that the area designated for the marina enjoys the classification of marine good. Furthermore, land plot No. 8540 K.O. Pag, as recorded in the Land Register, carries the distinction of maritime property, underscoring its proximity to the pristine waters of the Adriatic.
The development journey for this marina is thoughtfully streamlined through the urban development plan for the settlement of Košljun, which not only sets the stage for construction but also harmonizes the project with pertinent planning and zoning regulations. This integrated approach guarantees that the marina will make the most of the abundant maritime assets within its reach.
Investors and developers keen on participating in the Marina Košljun project will find a compelling and promising opportunity. This venture not only promises to elevate Pag’s stature as a distinguished nautical tourism destination but also invites individuals and organizations to be part of a transformative journey in Croatia’s Adriatic paradise. With its captivating beauty and well-defined planning framework, the Marina Košljun project is poised to become a coveted coastal gem, attracting travelers from across the globe to explore the wonders of Pag and its surrounding waters
