Location potential

The visionary Spatial Development Plan of Pašman municipality includes an ambitious project for Kraj—a state-of-the-art nautical tourism port that will serve as a vital link between land and sea. This strategic initiative aims to create a modern harbor equipped to accommodate vessels with draft depths of approximately 2.5 meters.

To realize this exciting endeavor, the crucial first step is the implementation of UDP 48, the Urban Development Plan for the coastal and harbor development around Tratica bay. This comprehensive plan will delineate the precise guidelines and regulatory framework necessary for the successful construction, operation, and management of the harbor.

Kraj’s strategic position on the island of Pašman makes it an ideal starting point for exploring the surrounding archipelago, coastal wonders, and the pristine waters of the Adriatic. With a dedicated nautical tourism port in place, sailors and maritime enthusiasts will have a secure and convenient haven for docking their vessels while embarking on maritime adventures.
Kraj is not only a gateway to natural beauty but also a cultural treasure trove, offering visitors the chance to immerse themselves in the island’s rich heritage, relax on untouched beaches, and engage in a range of maritime activities. The development of a nautical tourism port in this charming coastal settlement promises to enhance the overall tourism experience, making Kraj a premier destination for travelers seeking an authentic Adriatic island getaway.
As Kraj transforms into a vibrant hub for nautical tourism, it not only presents economic opportunities but also serves as a portal to explore the island’s pristine landscapes and cultural traditions. This visionary project represents an exciting opportunity to elevate Kraj into a coveted destination for discerning travelers, all while preserving the serene beauty and natural harmony that define this enchanting corner of Pašman.

Project description

The Spatial Development Plan of Pašman municipality has set forth an ambitious vision for Dobropoljana—to develop a nautical tourism port that will serve as a gateway to the island’s natural beauty and cultural heritage. This strategic project aims to create a modern and well-equipped harbor capable of accommodating vessels with draft depths of approximately 2.5 meters.
To turn this vision into reality, the implementation of UDP 19, the UDP for the coast and harbor southeast of Dobropoljana, is an essential step. This Urban Development Plan will outline the specific guidelines and regulations necessary for the successful construction and management of the harbor.
Dobropoljana’s location on the island of Pašman makes it an ideal base for exploring the surrounding waters, neighboring islands, and the stunning Adriatic coastline. With a nautical tourism port in place, sailors and sea enthusiasts will find a safe and convenient harbor to moor their boats while they explore the beauty of Pašman and its surroundings.
Visitors to Dobropoljana will have the opportunity to immerse themselves in the island’s culture, enjoy its pristine beaches, and partake in various maritime activities. The construction of a nautical tourism port in this charming coastal town promises to enhance the tourism experience for all who choose to visit.
As Dobropoljana evolves into a vibrant hub for nautical tourism, it not only offers economic prospects but also opens doors to the exploration of the island’s natural wonders and cultural heritage. This project represents an exciting opportunity to further develop Dobropoljana into a premier destination for those seeking an authentic Adriatic island experience.

Project realization model

The construction and commercial use of the Kraj nautical tourism port, i.e. the maritime property, is granted in concession for a period of 30 years, counting from the day of the conclusion of the concession contract. The concessionaire will be selected based on a public tender announced by the Ministry of the Sea, Transport and Infrastructure. Preparatory activities are being carried out for the purpose of calling for a public call for tenders for the award of a concession on maritime property.
