Location potential
Okrug, with its promising Toć Marina, is a coastal gem with substantial potential for nautical tourism development. Nestled on the island of Čiovo, Okrug offers a harmonious blend of natural beauty and cultural allure. The region’s breathtaking landscapes, pristine waters, and a Mediterranean climate that beckons visitors year-round make it an ideal destination for travelers seeking an authentic Adriatic experience.
Toć Marina’s strategic coastal location and connection to the Adriatic Sea make it a prime candidate for becoming a prominent nautical tourism hub. Whether it’s the mesmerizing coastal scenery or the rich historical sites, Okrug has all the elements to attract tourists from around the world.
To fully harness the potential of this location, it is essential to adopt the Urban Plan of the tourist zone, encompassing the area from Toć bay to Kancelirovac. This step will serve as a prerequisite for the organized and efficient development of the project.
Project description
The “Toć Marina” project envisions the creation of a dynamic nautical tourism destination with an anticipated capacity of approximately 150 moorings. While the exact size of the marina is yet to be defined, it is designed to provide a serene and picturesque setting for moored vessels.
A notable feature of Toć Marina is its accommodating sea draft, with depths ranging from 3 to 4 meters. This flexibility allows for the mooring of vessels of varying sizes, making it an attractive choice for maritime enthusiasts.
For the further implementation of the project, adopting the Urban Plan of the tourist zone from Toć bay to Kancelirovac is crucial. This planning process will streamline development, making it even more appealing to investors and stakeholders interested in participating in the thriving tourism and maritime industries of Okrug.
Investors and developers are encouraged to explore the “Toć Marina” project, as it holds significant potential for growth and success on the island of Čiovo. This opportunity combines natural beauty, strategic location, and essential urban planning, making it an enticing prospect for those seeking to enter the nautical tourism sector in this captivating destination.
Project realization model
The construction and commercial use of the Toć nautical tourism port, i.e. the maritime property, is granted in concession for a period of 30 years, counting from the day of the conclusion of the concession contract. The concessionaire will be selected based on a public tender announced by the Ministry of the Sea, Transport and Infrastructure. Preparatory activities are being carried out for the purpose of calling for a public call for tenders for the award of a concession on maritime property.
